Area Overview
What makes Dharavi special
Dharavi sits between Mahim, Sion and Bandra East, wrapped around the Mithi River. It is best known as a settlement, but it is also one of Mumbai’s largest informal industrial districts — leather, garments, pottery at Kumbharwada, and a recycling trade that handles much of the city’s waste.
Its location is the reason it matters commercially. BKC is about 2 km away, Bandra and Sion stations bracket it, and the Mithi River separates it from the most expensive office district in India.
The Dharavi Redevelopment Project, awarded to a Adani-led special purpose vehicle, is the defining question here. Timelines, eligibility and the rehousing plan are all still contested, and that uncertainty governs everything about the market.

Why choose Dharavi?
Dharavi is not a conventional buy-or-rent market and should not be assessed as one. Formal residential transactions are limited, most housing is informal or chawl stock, and the listed price bands reflect a thin sample. What draws interest is location — BKC is 2 km away — and the Dharavi Redevelopment Project. Both the upside and the risk sit entirely with that project, whose eligibility rules, unit allocation and timelines remain unsettled. Treat any investment case here as speculative until the scheme is further along.
