Area Overview

What makes Powai special

Powai is the most self-contained address in the eastern suburbs. Hiranandani Gardens — a privately planned township around the lake — gave it schools, a hospital, retail and a distinctive neo-classical streetscape in one masterplan.

IIT Bombay sits on the lake’s northern shore, and the surrounding IT parks and back offices employ tens of thousands. Powai Lake itself, and the hills behind it, give the suburb green cover almost nothing else in the eastern suburbs matches.

The catch is access. Powai has no railway station of its own — Kanjurmarg is about four kilometres away — and the JVLR and Saki Vihar Road are its only real road links, both of which gridlock at peak.

Why choose Powai?

Powai is the most self-contained address in the eastern suburbs. Hiranandani Gardens delivers schools, a hospital, retail and landscaping in one masterplan, IIT Bombay and the IT parks sit alongside, and Powai Lake gives green cover nothing else here matches. The trade-off is access: no railway station, Kanjurmarg about four kilometres away, and the JVLR and Saki Vihar Road both gridlock at peak. Metro Line 6 will change that, but it is not finished.
