Area Overview
What makes Lodha Upper Thane special
Lodha Upper Thane is not a locality in the ordinary sense. It is a single developer’s master-planned township on roughly 180 acres near Anjur, off the Kalyan–Bhiwandi road, and this guide treats it as a project rather than a neighbourhood.
The masterplan provides its own internal roads, retail, school provision, clubhouse and open space, in the way Hiranandani did at Powai. What surrounds it is largely agricultural and industrial land around Anjur and Bhiwandi.
That self-contained quality is the appeal and the risk in one. Everything about daily life here — water, security, maintenance, retail, even the shuttle to the station — depends on the township rather than on municipal provision.

Why choose Lodha Upper Thane?
Lodha Upper Thane should be assessed as a project, not a neighbourhood. It offers master-planned living — clubhouse, school, internal retail, landscaped greens and security — at prices well below Thane, on a large site with real open country around it. But there is no station, no metro planned, and the shuttle is the only practical link. Everything from water to maintenance to retail depends on one developer. Before buying, check the delivery record of the phases already handed over, the occupancy rate, the maintenance charges and the RERA status of the phase you are considering.
