Area Overview

What makes Kalyan East special

Kalyan is the biggest rail junction in the Mumbai Metropolitan Region. The Central line splits here into the Karjat and Kasara arms, and long-distance trains from across India stop at the station, which is what makes the town matter.

Kalyan East runs from the junction across to Katemanivali, Tisgaon and Netivali, with township development pushing steadily eastward on former agricultural land.

The Kalyan Ring Road is under construction and Metro Line 12 to Taloja is planned. The town has also been designated a growth centre in regional planning, and much of the local investment case rests on that.

Why choose Kalyan East?

Kalyan East is a junction town with a genuine regional role: both Central line arms, long-distance rail, Fortis Hospital, Birla College and Metro Junction Mall all inside it, at roughly a seventh of Mumbai city pricing and yields near 4.5–5%. The trade-offs are an hour to CSMT, extreme station crowding, dense and uneven civic quality, and an investment case that leans on the Ring Road and Metro 12, neither of which is finished.
