Area Overview

What makes Neelambur special

Neelambur sits on Avinashi Road east of the airport, toward Tirupur — an industrial and logistics belt with engineering units, warehousing and the residential development that has followed the corridor outward.

AUTHORITY IS THE FIRST QUESTION HERE. Much of this belt falls outside the Coimbatore Corporation limit, under the Local Planning Authority or DTCP, which changes who approves a layout, what the building rules are and what services are actually provided. THE BOUNDARY IS NOT VISIBLE FROM THE ROAD.

IT ALSO NAMES ITS OWN ZONE on this sheet, and it appears as the eastern terminus of one corridor in the returned metro DPR — which is worth knowing and worth not paying for.

Getting around from Neelambur

Local train and transport links serving Neelambur, Coimbatore

Exceptionally Connected

Rail, road and air • NO METRO — DPR returned by the Centre in November 2025 • Coimbatore Junction • Airport 10 km

Local Train

Coimbatore Junction is the main station, on the Chennai-Coimbatore-Kerala trunk route. PODANUR JUNCTION to the south is older and still handles a share of traffic, and there are suburban halts along the Irugur and Podanur lines.

Metro

Coimbatore has NO METRO. The Phase 1 DPR - two elevated corridors, about 34.8 km - was approved by the Tamil Nadu government in February 2024, but THE UNION GOVERNMENT RETURNED IT IN NOVEMBER 2025 on the ground that the city does not meet the population criterion in the National Metro Rail Policy, which is read against the 2011 Census. NOTHING IS UNDER CONSTRUCTION. Judge this locality on road and rail, not on a proposed alignment - and CHECK CURRENT STATUS, because the position is politically live.

Airport

Coimbatore International Airport at Peelamedu is about 12 km from the centre and unusually close in - which is convenient, and which is also why HEIGHT RESTRICTIONS apply across the eastern side of the city.

Roads

The EM Bypass, VIP Road, Diamond Harbour Road and Barrackpore Trunk Road form the arterial network, with Chowringhee through the centre.

Frequently Asked Questions

Quick answers about living, buying and renting in Neelambur.

Is Neelambur a good place to live?

NEELAMBUR IS THE EASTERN INDUSTRIAL EDGE on the road to Tirupur — and much of it falls OUTSIDE the Corporation, under a different approving authority.

What is the average property price in Neelambur?

Purchase prices are typically around ₹14,000–19,000 per sq.ft, with a typical 2 BHK ranging from ₹70L to ₹89L.

What is the rent for a 2 BHK in Neelambur?

A 2 BHK in Neelambur typically rents for ₹32,000 to ₹59,000 per month depending on building, floor and condition.

Why does the Corporation boundary matter so much on the outer belts?

Because it decides three things that a buyer feels directly: who approves the layout and the building, what infrastructure is actually provided, and what the property tax and betterment charges look like. Land just outside a corporation limit can be cheaper for good reasons and for bad ones, and the name of the locality tells you nothing about which. Coimbatore’s limit has been extended outward over time, so parts of a belt can be inside and parts outside — sometimes across a single road. Establish it for the specific survey number rather than for the area, and ask what is connected rather than what is planned.

Is Neelambur suitable for families?

Local CBSE schools operate within 2 km with a local CBSE school about 7 km and Regional international school about 6 km, plus local hospitals about 2 km.

Is Neelambur a good investment?

Reported price appreciation has been roughly 6–9% per year with rental yields around 4.5–5%. As with any market, actual returns vary and should be checked against current transaction data before investing.

How far is Neelambur from Coimbatore airport?

Neelambur is about 20 km from Coimbatore International Airport — around 48 minutes at peak.

What are the best nearby alternatives to Neelambur?

Comparable alternatives include Chinniyampalayam, Irugur, Saravanampatti and Avinashi Road.
