Area Overview

What makes Poranki special

Poranki lies south-east along the Bandar Road corridor, and has gone from a village to a substantial residential suburb as Vijayawada expanded — apartments, layouts and the services that followed them.

VILLAGE-ORIGIN LAND CARRIES ITS OWN QUESTIONS EVEN WHEN THE SURROUNDINGS LOOK SUBURBAN: whether the land was agricultural and what conversion was obtained, whether any part was assigned land, and whether the parcel sits inside a layout that was actually approved.

ASSIGNED LAND IS THE SHARPER OF THOSE. It cannot lawfully be transferred, the prohibition survives any number of intervening sales, and land that has passed through several hands and been built on still cannot be conveyed. It also appears on the Section 22A list.

Exceptionally Connected

Rail, road and air • NO METRO IN SERVICE — proposed, land acquisition begun, nothing built • Vijayawada Junction • Airport 10 km

Local Train

Vijayawada Junction is one of the busiest stations in India, on the main east coast trunk route, with Gunadala and Rayanapadu also serving the urban area.

Metro

Vijayawada has NO METRO IN SERVICE. The Phase 1 plan is two corridors of about 38 km from Pandit Nehru Bus Station to Penamaluru and to Nidamanuru via the airport, including a double-decker viaduct between Benz Circle and Ramavarappadu Ring. The state approved the DPR in 2024 and land acquisition began in early 2025, but REPORTS THROUGH EARLY 2026 SAID FORMAL CENTRAL FUNDING SANCTION WAS STILL OUTSTANDING. NOTHING IS UNDER CONSTRUCTION. CHECK CURRENT STATUS, and do not pay for a station that has not been built.

Airport

Vijayawada International Airport is at GANNAVARAM, about 20 km east - which is itself a row on this sheet, and a separate town rather than a city neighbourhood.

Roads

The EM Bypass, VIP Road, Diamond Harbour Road and Barrackpore Trunk Road form the arterial network, with Chowringhee through the centre.

Frequently Asked Questions

Quick answers about living, buying and renting in Poranki.

Is Poranki a good place to live?

PORANKI GREW FROM A VILLAGE INTO A SUBURB, which is why the jurisdiction and the land classification both need checking rather than assuming.

What is the average property price in Poranki?

Purchase prices are typically around ₹14,000–19,000 per sq.ft, with a typical 2 BHK ranging from ₹70L to ₹89L.

What is the rent for a 2 BHK in Poranki?

A 2 BHK in Poranki typically rents for ₹32,000 to ₹59,000 per month depending on building, floor and condition.

What is assigned land and why is it so serious?

It is government land assigned to landless poor beneficiaries, and under the Andhra Pradesh legislation it cannot be transferred — the prohibition attaches to the land, not to the first transaction. The consequence is unforgiving: land assigned decades ago, sold on several times, built over and occupied in good faith can still be unconveyable and liable to resumption, and the current seller may genuinely not know. It is checkable in advance through the revenue record and the Section 22A list, and it should be checked on any village-origin parcel before money changes hands. Of everything on this sheet, it is the single question most likely to make a purchase worthless.

Is Poranki suitable for families?

Local CBSE schools operate within 2 km with a local CBSE school about 7 km and Regional international school about 6 km, plus local hospitals about 2 km.

Is Poranki a good investment?

Reported price appreciation has been roughly 6–9% per year with rental yields around 4–4.5%. As with any market, actual returns vary and should be checked against current transaction data before investing.

How far is Poranki from Vijayawada airport?

Poranki is about 20 km from Vijayawada International Airport — around 48 minutes at peak.

What are the best nearby alternatives to Poranki?

Comparable alternatives include Kanuru, Penamaluru, Kankipadu and Ramavarappadu.
