What makes Mangalagiri special
Mangalagiri sits between Vijayawada and Guntur, and is both a long-established temple and handloom town and one of the three mandals — with Thullur and Tadepalli — across which the Amaravati capital was planned.
IT IS IN GUNTUR DISTRICT. That is the first practical point: the collectorate, the sub-registrar, the revenue offices and the local body are all Guntur’s, not Vijayawada’s. A buyer, a lawyer and a lender searching Vijayawada records will not find a Mangalagiri property.
MUCH OF THE SURROUNDING LAND WENT THROUGH THE LAND POOLING SCHEME, under which roughly 34,000 acres were pooled from around 29 villages, farmers surrendering agricultural land for developed returnable plots plus annuity. AN LPS PLOT IS NOT AN ORDINARY PLOT, and the scheme’s history — stalled 2019-2024, restarted, with a second phase authorised in late 2025 — is priced into everything here.

Local Train
Vijayawada Junction is one of the busiest stations in India, on the main east coast trunk route, with Gunadala and Rayanapadu also serving the urban area.
Metro
Vijayawada has NO METRO IN SERVICE. The Phase 1 plan is two corridors of about 38 km from Pandit Nehru Bus Station to Penamaluru and to Nidamanuru via the airport, including a double-decker viaduct between Benz Circle and Ramavarappadu Ring. The state approved the DPR in 2024 and land acquisition began in early 2025, but REPORTS THROUGH EARLY 2026 SAID FORMAL CENTRAL FUNDING SANCTION WAS STILL OUTSTANDING. NOTHING IS UNDER CONSTRUCTION. CHECK CURRENT STATUS, and do not pay for a station that has not been built.
Airport
Vijayawada International Airport is at GANNAVARAM, about 20 km east - which is itself a row on this sheet, and a separate town rather than a city neighbourhood.
Roads
The EM Bypass, VIP Road, Diamond Harbour Road and Barrackpore Trunk Road form the arterial network, with Chowringhee through the centre.
