Area Overview

What makes Kesarapalli special

Kesarapalli sits beside Gannavaram on the eastern corridor, and is the location of the IT and industrial development associated with the airport — the closest thing to a technology belt the Vijayawada area has.

IT IS FILED IN THE WRONG ZONE, alongside Gollapudi and Ibrahimpatnam across the river to the north-west. It is east. That is the second instance in the same zone, which suggests the zone was assembled by something other than geography.

AS AN INVESTMENT BELT it depends on employment that is still building rather than established, so the honest test is occupancy: visit on a weekday evening and count the lit windows, and judge demand against actual employment rather than announced projects.

Exceptionally Connected

Rail, road and air • NO METRO IN SERVICE — proposed, land acquisition begun, nothing built • Vijayawada Junction • Airport 10 km

Local Train

Vijayawada Junction is one of the busiest stations in India, on the main east coast trunk route, with Gunadala and Rayanapadu also serving the urban area.

Metro

Vijayawada has NO METRO IN SERVICE. The Phase 1 plan is two corridors of about 38 km from Pandit Nehru Bus Station to Penamaluru and to Nidamanuru via the airport, including a double-decker viaduct between Benz Circle and Ramavarappadu Ring. The state approved the DPR in 2024 and land acquisition began in early 2025, but REPORTS THROUGH EARLY 2026 SAID FORMAL CENTRAL FUNDING SANCTION WAS STILL OUTSTANDING. NOTHING IS UNDER CONSTRUCTION. CHECK CURRENT STATUS, and do not pay for a station that has not been built.

Airport

Vijayawada International Airport is at GANNAVARAM, about 20 km east - which is itself a row on this sheet, and a separate town rather than a city neighbourhood.

Roads

The EM Bypass, VIP Road, Diamond Harbour Road and Barrackpore Trunk Road form the arterial network, with Chowringhee through the centre.

A 2 BHK in Kesarapalli typically rents for ₹32,000 to ₹59,000 per month depending on building, floor and condition.

What is the risk in buying into an employment belt that is still building?

That you are buying the announcement rather than the employment, and the two can diverge for years. An IT or industrial belt prices on expected jobs, and if the jobs arrive the price is justified and the rent follows; if they arrive slowly, you hold an asset with a thin tenant pool and few comparable resales. Neither outcome is knowable in advance, so the honest approach is to measure what exists: count occupied units on a weekday evening, ask local agents what actually lets and at what rent, and find out how many people the existing units employ today. Then decide how much of the price is the present and how much is the forecast.

Is Kesarapalli suitable for families?
