Area Overview

What makes Churchgate special

Churchgate is where Marine Drive begins. The Western line terminates here, the Art Deco frontage along the bay is a UNESCO-listed ensemble, and the Oval Maidan sits behind it opposite the Gothic High Court.

The colleges make it: Jai Hind, H.R., Sydenham and K.C. are all within a few streets, which gives the area a student rhythm through term time that little else in South Mumbai has.

Residential stock is tiny and almost entirely pre-independence. Almost nothing new is built here, which is precisely why the Marine Drive addresses hold their value.

Why choose Churchgate?

Churchgate is the most walkable address in the city. Nariman Point and Fort are both ten minutes on foot, Marine Drive is at the door, the Oval Maidan is behind you, and four major colleges sit within half a kilometre. The trade-offs are severe: almost no stock ever comes to market, yields near 2–2.5%, heritage rules that restrict any alteration, and an airport run of nearly an hour.
