Area Overview
What makes Amaravati special
Amaravati is the greenfield capital of Andhra Pradesh.
*** IT IS FILED ON THIS SHEET UNDER “VIJAYAWADA NORTH-WEST (GOLLAPUDI BELT)” - WHILE THIS SAME SHEET HAS A ZONE CALLED “AMARAVATI CAPITAL BELT”. *** The correct zone exists, on the same sheet, and the row is not in it. AND THE TWO SPELL THE NAME DIFFERENTLY - the row has an h, the zone does not. THIRD SUCH CASE IN THREE CITIES, after Hinjewadi Phase 3 (Pune) and Udhana GIDC (Surat).
AND IT IS WRONG BY A DISTRICT: AMARAVATI IS ABOUT 35 KM WEST, ACROSS THE KRISHNA, IN GUNTUR DISTRICT. Gollapudi is north-west Vijayawada on the city side of the river. *** AND READ THE HISTORY BEFORE YOU READ THE PRICE. *** Pooling ran 2014-2019; the project was then effectively abandoned for five years under a three-capitals plan, with construction halted and buildings left unfinished; farmers protested for 1,631 days; a 2023 CAG report found the pooled land lying idle after Rs 2,244.94 crore had been spent; construction relaunched in MAY 2025.

Transport & Commuting
Getting around from Amaravati

Exceptionally Connected
Rail, road and air • No metro — and most of this sheet is 15 to 40 km out • Vijayawada Junction • Airport 10 km
Local Train
Vijayawada Junction is one of the busiest junctions in India. But MOST ROWS ON THIS SHEET ARE 15 TO 40 KM OUT IN THE CAPITAL REGION, across the Krishna in GUNTUR DISTRICT - not in Vijayawada city at all.
Metro
VIJAYAWADA HAS NO METRO. A project has been proposed and re-proposed for more than a decade without being built, and the capital region’s own transport plans have moved with the capital’s fortunes. The region runs on road - the NH-16 corridor, the Krishna bridges and the Vijayawada-Guntur highway. JUDGE EVERY ROW ON THIS SHEET BY ROAD DISTANCE, and drive it before believing a published time.
Airport
Vijayawada International Airport at Gannavaram is about 20 km north-east of the city. A separate AMARAVATI INTERNATIONAL AIRPORT has been discussed as part of the capital build-out, with the Chief Minister noting in 2025 that additional land would be needed for it - IT IS NOT BUILT. Do not price it.
Roads
The EM Bypass, VIP Road, Diamond Harbour Road and Barrackpore Trunk Road form the arterial network, with Chowringhee through the centre.

Pros and Cons of Renting in Amaravati
What you should know before moving
What's Great
- ✓The state capital, with construction relaunched
- ✓Planned layouts and wide arterial roads
What to Watch Out For
- *** FILED IN A GOLLAPUDI ZONE WHILE "AMARAVATI CAPITAL BELT" EXISTS ON THIS SHEET ***
- And the row spells it AMARAVATHI while the zone spells it AMARAVATI
- *** THIS IS GUNTUR DISTRICT, NOT VIJAYAWADA. *** The capital region sits across the Krishna, with its own sub-registrars and revenue offices
- *** AND READ THE HISTORY BEFORE YOU READ THE PRICE. *** Pooling ran 2014-2019; the project was then effectively abandoned for five years under a three-capitals plan, with construction halted and buildings left unfinished; farmers protested for 1,631 days; a 2023 CAG report found the pooled land lying idle after Rs 2,244.94 crore had been spent; construction relaunched in MAY 2025
- *** ASK WHETHER IT IS LPS LAND. *** Around 33,000 to 34,000 acres were pooled from about 29 villages between 2014 and 2019 under the LAND POOLING SCHEME — farmers surrendered holdings for RETURNABLE DEVELOPED PLOTS, an annuity and social benefits, rather than for a cash purchase
