Metro 3 and mill-land redevelopment

Area Overview

What makes Byculla special

Byculla is one of the oldest parts of the city outside the Fort, and among the most architecturally interesting. The Bhau Daji Lad Museum and Jijamata Udyan sit at its centre, and Byculla station is a listed Victorian structure in its own right.

The belt runs from the docks at Mazgaon across to the mill land at Lalbaug, taking in the Nagpada and Madanpura streets, the Magen David and Knesset Eliyahoo-era Jewish heritage, and a dense bazaar economy.

Aqua Line 3 has a station here, and the mill-land and industrial plots have brought high-rise redevelopment. It is the cheapest genuine South Mumbai address, and it prices that way for reasons the page sets out.

Why choose Byculla?

Byculla is the cheapest genuine South Mumbai address. CSMT is ten minutes by train, Aqua Line 3 has a station here, J.J. and Masina hospitals are within a kilometre, and Christ Church School is on the doorstep — alongside real heritage in the museum, the gardens and the architecture. The trade-offs are density, a bazaar streetscape that is busy and noisy through the day, ageing stock with unresolved cess status, and very difficult parking.
