Area Overview

What makes Sarjapur Road special

Sarjapur Road is a corridor, not a neighbourhood, and one of the most heavily developed in Bengaluru. It runs east from the Agara junction past Bellandur, Kaikondrahalli and Dommasandra toward Sarjapur town.

Its growth has been driven entirely by tech employment — the Outer Ring Road campuses at one end, Whitefield reachable from the middle, and Wipro and the Sarjapur campuses further out.

Character changes sharply along it. The inner stretches near Agara and Kaikondrahalli are established, with lakes, international schools and mature apartment stock; past Dommasandra the belt is newer, cheaper and considerably further from everything.

Why choose Sarjapur Road?

Sarjapur Road has the densest concentration of international schools in Bengaluru — Greenwood, DPS, Silver Oaks, Inventure and Oakridge all on the corridor — plus Kaikondrahalli and Harlur lakes, Carmelaram railway station, and access to the Outer Ring Road and Whitefield tech belts. Yields run 4–4.5%. The critical point is that this is a corridor: inner and outer stretches are entirely different markets, and congestion is severe throughout.
