Area Overview

What makes Barhata Manjha special

Barhata Manjha is a revenue village on the Lucknow–Gorakhpur highway side of Ayodhya. The UP Housing and Development Board’s greenfield township covers roughly 1,400 acres across this village, Manjha Shahnawazpur and Manjha Tihura, with the foundation stone laid in December 2023.

THE VILLAGE ALSO CARRIES AN EARLIER ACQUISITION HISTORY: land here was notified in 2020 for a statue and museum project, and landowners went to the Allahabad High Court over the objection period and the process followed. That is a matter of public record, and it is the first thing a buyer should read about.

NOTE THE NAME. Every official and press reference reverses it to MAJHA BARHATA or MANJHA BARHATA. A search on one word order misses the other, and the sheet carries only one of the two. MANJHA itself means the low riverine tract — see the note below.

Getting around from Barhata Manjha

Local train and transport links serving Barhata Manjha, Ayodhya

Exceptionally Connected

Rail, road and air • NO METRO — Metro Lite proposed only • Ayodhya Dham Junction • Airport 12 km

Local Train

Ayodhya Dham Junction is the main station, rebuilt and reopened in December 2023. Ayodhya Cantt (the former Faizabad Junction) serves the western side of the twin-city belt.

Metro

Ayodhya has NO METRO. UPMRC has proposed a Metro Lite for Ayodhya, Varanasi and Mathura, but it is at study stage — no line is under construction and no date is fixed. Connectivity runs on rail and road: Ayodhya Dham Junction was rebuilt and reopened in December 2023, and Maharishi Valmiki International Airport opened the same month. Judge this locality on road distance, not on a line that does not exist.

Airport

Maharishi Valmiki International Airport, opened December 2023, is about 12 km — around 25 minutes off peak, longer on festival days.

Roads

The EM Bypass, VIP Road, Diamond Harbour Road and Barrackpore Trunk Road form the arterial network, with Chowringhee through the centre.

Note: LAND HERE HAS BEEN THE SUBJECT OF GOVERNMENT ACQUISITION for the Navya Ayodhya greenfield township. A parcel under notification IS NOT AN ORDINARY PURCHASE: compensation, possession and the right to build are all governed by the acquisition process rather than by the sale deed. Prices shown reflect a belt in which expectation of compensation has itself moved the market. ESTABLISH THE NOTIFICATION POSITION FOR THE SPECIFIC KHASRA NUMBER, IN WRITING, BEFORE ANYTHING ELSE.

Pros and Cons of Renting in Barhata Manjha

What you should know before moving

What's Great

  • ✓Directly on the Lucknow–Gorakhpur highway corridor
  • ✓Inside the planned Navya Ayodhya township footprint
  • ✓Roughly 6–7 km from the Ram Janmabhoomi complex

What to Watch Out For

  • UNDER ACQUISITION — THE NOTIFICATION POSITION GOVERNS, NOT THE SALE DEED
  • LITIGATION HISTORY over the acquisition process is a matter of public record
  • MANJHA MEANS THE LOW RIVERINE TRACT — flood exposure differs plot to plot
  • Prices here reflect EXPECTATION OF COMPENSATION as much as land value

Frequently Asked Questions

Quick answers about living, buying and renting in Barhata Manjha.

Is Barhata Manjha a good place to live?

Barhata Manjha is inside the Navya Ayodhya township acquisition footprint — the notification position governs, not the sale deed.

What is the average property price in Barhata Manjha?

Purchase prices are typically around ₹14,000–19,000 per sq.ft, with a typical 2 BHK ranging from ₹70L to ₹89L.

What is the rent for a 2 BHK in Barhata Manjha?

A 2 BHK in Barhata Manjha typically rents for ₹32,000 to ₹59,000 per month depending on building, floor and condition.

What happens if I buy land that is already notified for acquisition?

You are not buying an ordinary title. Once land is notified, what the holder is entitled to is compensation determined under the acquisition statute, not free use of the land, and the right to build can be suspended long before possession is actually taken. Buying into that position is a bet on the compensation process, and courts have repeatedly heard disputes about how it was conducted here. If you are considering a purchase in Barhata Manjha or the adjoining township villages, the notification status of the specific khasra number is the whole question — obtain it in writing from the revenue office, and take legal advice before parting with money.

Is Barhata Manjha suitable for families?

Local CBSE schools operate within 2 km with a local CBSE school about 7 km and Regional international school about 6 km, plus local hospitals about 2 km.

What are the best nearby alternatives to Barhata Manjha?
