Area Overview

What makes Panchavati special

Panchavati is the quarter north of the Godavari, around the Ramkund ghats — the religious heart of Nashik and the focus of the Simhastha Kumbh Mela.

*** TWO RESTRICTIONS GOVERN LAND HERE, BOTH INDEPENDENT OF BUILDING PERMISSION. *** NMC’s own floodplain planning states that development is NOT PERMISSIBLE within the 100-year floodway boundary of the Godavari, with restricted permissibility in the flood fringe beyond. And the KUMBH MELA AUTHORITY is acquiring land now for Sadhugram, highway and development works ahead of a festival opening on 31 October 2026.

*** THE ZONE IS ALSO THE SHEET’S BIGGEST DATA PROBLEM. *** Panchavati carries 71 of 120 rows — 59% of the sheet — while OLD NASHIK GETS 3 AND SATPUR & MIDC GETS 2. And the Panchavati rows are largely individual housing societies, gardens and chowks rather than localities. THIS IS NOT A BIG ZONE; IT IS A ZONE CAPTURED AT THE WRONG LEVEL.

Local Train

Nashik Road station, about 8 km south-east of the centre, is the main railway station and is being upgraded ahead of the 2027 Simhastha. A higher-speed Pune-Nashik line has been approved and land acquisition has started, but construction has not.

Metro

Nashik has NO METRO IN SERVICE. METRO NEO - a rubber-tyred electric system, the first of its kind proposed in India - was approved by the Maharashtra government at about Rs 2,100 crore, with two main corridors and battery-electric feeder routes, funded by the state, CIDCO and NMC with central support. NOTHING IS RUNNING. Judge this locality on road and rail, and CHECK CURRENT STATUS.

Airport

Ozar airport, about 20 km north-east at the HAL complex, handles limited scheduled traffic. Mumbai remains the practical airport for most journeys.

Roads

The EM Bypass, VIP Road, Diamond Harbour Road and Barrackpore Trunk Road form the arterial network, with Chowringhee through the centre.

Frequently Asked Questions

Quick answers about living, buying and renting in Panchavati.

Is Panchavati a good place to live?

PANCHAVATI IS THE RELIGIOUS HEART OF NASHIK — and its zone carries 71 OF THE 120 ROWS on this sheet, captured at a completely different granularity from every other zone.

What is the average property price in Panchavati?

Purchase prices are typically around ₹14,000–19,000 per sq.ft, with a typical 2 BHK ranging from ₹70L to ₹89L.

What is the rent for a 2 BHK in Panchavati?

A 2 BHK in Panchavati typically rents for ₹32,000 to ₹59,000 per month depending on building, floor and condition.

Why does one zone have 71 rows and another have two?

Because they were captured at different levels, not because one is thirty-five times bigger. The Panchavati rows include individual housing societies, row-house schemes, named gardens and road junctions — “Fitness Society”, “Blue Bird Row House”, “Miraj Society”, “Triveni Chowk” — while Old Nashik gets three rows and Satpur & MIDC gets two for entire industrial and historic quarters. That is a granularity mismatch inside a single sheet, and it is the first time this project has seen one this severe. The consequence is practical: a search filtered by zone returns a compound of forty homes alongside a quarter of a hundred thousand people, and the two are indistinguishable in the data. RE-CAPTURE PANCHAVATI AT LOCALITY LEVEL, and give the under-captured zones the rows they need.

Is Panchavati suitable for families?

Local CBSE schools operate within 2 km with a local CBSE school about 7 km and Regional international school about 6 km, plus local hospitals about 2 km.

Is Panchavati a good investment?

Reported price appreciation has been roughly 6–9% per year with rental yields around 4–4.5%. As with any market, actual returns vary and should be checked against current transaction data before investing.

How far is Panchavati from Nashik airport?

Panchavati is about 20 km from Ozar Airport — around 48 minutes at peak.

What are the best nearby alternatives to Panchavati?

Comparable alternatives include Omkar Nagar, Pimpalnare, Nishant Garden and Pingle Mala.
