Area Overview

What makes Mihan special

MIHAN — the Multi-modal International Cargo Hub and Airport at Nagpur — is a large development around Dr Babasaheb Ambedkar International Airport, comprising a Special Economic Zone and a non-SEZ area, developed by the Maharashtra Airport Development Company.

IT IS NOT AN ORDINARY LOCALITY. Land inside an SEZ is allotted on lease under a separate policy framework governing use, occupancy and permitted activity, and it does not convey like a residential plot. This project made the same point about the NSEZ belt on the Noida sheet: SEZ LAND IS NOT ORDINARY INDUSTRIAL LAND, and listings frequently do not distinguish.

IT IS ALSO EXCLUDED FROM THE GUNTHEWARI SCHEME by name, along with NMC, NIT city-limit areas, municipal councils, nagar panchayats, MIDC and gaothans — which is a useful reminder that the regularisation route people assume is available does not apply everywhere.

Frequently Asked Questions

Quick answers about living, buying and renting in Mihan.

Is Mihan a good place to live?

MIHAN IS A MULTI-MODAL CARGO HUB, AIRPORT AND SPECIAL ECONOMIC ZONE developed by MADC — land inside it is ALLOTTED ON LEASE, not sold as ordinary residential plots.

What is the average property price in Mihan?

Purchase prices are typically around ₹14,000–19,000 per sq.ft, with a typical 2 BHK ranging from ₹70L to ₹89L.

What is the rent for a 2 BHK in Mihan?

A 2 BHK in Mihan typically rents for ₹32,000 to ₹59,000 per month depending on building, floor and condition.

Can I buy a home in MIHAN?

Not in the way you would buy a plot elsewhere, and the distinction matters. MIHAN comprises a Special Economic Zone and a non-SEZ area, developed by a state company, and land inside the SEZ is allotted on lease under a policy framework that governs what it may be used for and by whom. That is a different instrument from a sale deed and it carries conditions. There is residential development in and around the wider corridor that does trade normally, and it benefits from the airport, the employment and the Orange Line metro. The useful question is which of the two you are being offered — ask what document the seller will execute, before price.

Is Mihan suitable for families?

Local CBSE schools operate within 2 km with a local CBSE school about 7 km and Regional international school about 6 km, plus local hospitals about 2 km.

Is Mihan a good investment?

Reported price appreciation has been roughly 6–9% per year with rental yields around 3.5–4%. As with any market, actual returns vary and should be checked against current transaction data before investing.

How far is Mihan from Nagpur airport?

Mihan is about 20 km from Dr Babasaheb Ambedkar International Airport — around 48 minutes at peak.

What are the best nearby alternatives to Mihan?

Comparable alternatives include Jayprakash Nagar, Narendra Nagar, Indra Prastha Nagar and Omkar Nagar.
