Area Overview

What makes Focal Point special

Focal Point is the planned industrial estate on the eastern side of Ludhiana, and the core of the city’s manufacturing economy — hosiery, auto parts, machine tools, dyeing and electroplating among them.

IT IS NOT A RESIDENTIAL LOCALITY. Allotment is leasehold with conditions on use and transfer, a change of use needs sanction, and where residential occupation exists alongside the permitted-use question governs plot by plot rather than area-wide. It ALSO NAMES ITS OWN ZONE, so a bare reference is ambiguous.

THE ENVIRONMENTAL POSITION IS PUBLIC RECORD AND SPECIFIC. Ludhiana’s dyeing cluster discharges through common effluent treatment plants of 15, 40 and 50 MLD capacity, and the NGT has found all three in prolonged violation of environmental clearance conditions — including failure to implement Zero Liquid Discharge — with environmental compensation of Rs 10 crore imposed. THAT IS A REASONABLE THING FOR A BUYER NEARBY TO KNOW.

How should a page talk about a city with a real pollution problem?

Factually, with concrete steps, and without either euphemism or verdict. Ludhiana is Punjab’s manufacturing capital and hundreds of thousands of people live near its industry by choice, close to their work. The useful thing for a buyer is not an adjective but a method: establish the distance from the nullah and from the specific units, visit at several times of day and in different wind conditions, ask residents what a bad day is like, and find out what the water source is and whether it is tested. That is the same approach this project takes at Vatva in Ahmedabad, Jeedimetla in Hyderabad, Vapi and Madukkarai. The buyer decides; the page makes sure they can.
