Area Overview

What makes MAMC Township special

Mining and Allied Machinery Corporation was established at Durgapur in 1964 with Soviet technical support, and closed in 2001 following a winding-up order. Its township is a substantial planned residential area and the site of a police station.

A JOINT VENTURE OF BEML (48%), COAL INDIA (26%) AND DVC (26%) BOUGHT THE ASSETS AT AUCTION IN 2010 INTENDING TO REOPEN THE PLANT. More than a decade later it had not been revived; trade unions were still petitioning for resumption in late 2024, and reporting in 2026 described MAMC as UNDER LIQUIDATION with SQUATTERS — MAINLY FORMER WORKERS — STILL OCCUPYING THE RESIDENTIAL QUARTERS, MANY WITHOUT ELECTRICITY AND WATER SUPPLY.

THAT IS NOT A PRICE PROBLEM, IT IS A TITLE PROBLEM. Long occupation of company quarters is not ownership, however many decades it has lasted, and where a company is in liquidation the disposal of its assets is controlled by the liquidation process rather than by the occupants. ANY LISTING HERE NEEDS EXPLAINING BEFORE IT NEEDS PRICING.

Can I buy a quarter in a closed company township?

Usually not in any way that gives you title, and this is the clearest example on the sheet. MAMC closed in 2001, was bought at auction in 2010 by a joint venture intending to reopen it, and remained unrevived and under liquidation years later, with former workers still in occupation of the quarters. Occupation of that kind is not ownership — there is no conveyance to inherit and no chain of title to trace — and while the company is in liquidation, disposal of its assets is a matter for that process rather than for the people living there. A seller may be entirely sincere and still have nothing to sell. Establish who owns the land before discussing anything else, and expect a lender to decline.
