Area Overview
What makes Shivajinagar special
Shivajinagar is central Bengaluru’s oldest commercial quarter, built around Russell Market and the bus terminus, and one of its most densely built.
It is also among the city’s most mixed neighbourhoods — the Jamia Masjid, St. Mary’s Basilica and Russell Market all sit within a few hundred metres, and the trade here runs from meat and produce to hardware, tailoring and scrap.
The Namma Metro Pink Line is under construction with a Shivajinagar station planned. Note that Bengaluru’s Shivajinagar is unrelated to the Pune neighbourhood of the same name.

Why choose Shivajinagar?
Shivajinagar is bought for position and price. Commercial Street is a kilometre away, MG Road ten minutes, Bangalore Cantonment station about a kilometre, Bowring Hospital within one and Manipal within 2 km — at prices well below any neighbouring central address, with yields around 3.5–4%. The trade-offs are very high density, heavy commercial congestion, tight streets and older stock that varies considerably in condition.
