Area Overview
What makes Kausa special
Kausa adjoins Mumbra on its eastern side and is generally treated as part of the same settlement — the pairing Mumbra–Kausa is common in municipal records and everyday use.
It grew through the same rapid expansion from the 1990s, and the same questions apply: a large share of the building stock here was constructed without proper municipal approval, and structural verification should precede any purchase.
Kausa has somewhat more organised newer development than the older Mumbra core in places, but that varies street to street and should not be assumed.

Why choose Kausa?
Kausa offers very low pricing, a large established community and strong local markets, with Mumbra station about 3 km. The same building approval and structural questions that apply across the Mumbra belt apply here — a large share of stock was built without proper municipal approval, and verification should precede any purchase. Newer development is somewhat more organised in places, but that varies street to street and should not be assumed.
