Manyata Tech Park belt, heavy apartment development

Area Overview

What makes Thanisandra special

Thanisandra exists in its current form because of Manyata Tech Park. The corridor running north from Nagawara has absorbed enormous apartment development over the last fifteen years, almost all of it aimed at the park’s workforce.

The Thanisandra Main Road is the spine, and the belt runs north toward Chokkanahalli and Bellahalli where development thins out.

It offers newer, larger stock than Hebbal at lower prices, with the park five minutes away — but the road network has not kept pace with the housing, which is the recurring local complaint.

Why choose Thanisandra?

Thanisandra is the Manyata belt: the park five minutes away, newer and larger stock than Hebbal at lower prices, Vidyashilp and Legacy schools within 6 km, Aster CMI and Columbia Asia about 7 km, and yields around 4–4.5%. The recurring complaint is honest and worth weighing — the road network has not kept pace with the housing, and Thanisandra Main Road congests badly.
