Area Overview

What makes Electronic City special

Electronic City is India’s original IT township, established in the late 1970s, and it remains one of the country’s largest technology employment clusters — Infosys, Wipro and hundreds of others operate across Phases 1 and 2.

It is not under BBMP. The township is administered by ELCITA, the Electronics City Industrial Township Authority, which maintains its own roads, water supply, waste collection and street lighting inside the township boundary. That is a genuinely different civic arrangement, and it matters for who you deal with and which approvals apply.

The Namma Metro Yellow Line, opened in 2025, connects it to the city along Hosur Road — the single biggest change here in decades. It sits about 18 km south of MG Road.

Why choose Electronic City?

Electronic City is a walk-to-work address for one of India’s largest technology clusters, now connected by the Yellow Line metro that opened in 2025. Add DPS and three international schools within 5 km, Narayana Health City about 5 km, IIIT-B within 2 km, and the lowest pricing of the established south belts with yields around 4.5–5%. Two things to understand: it is administered by ELCITA rather than BBMP, and it sits about 18 km south of MG Road with a 110-minute airport run.

Frequently Asked Questions

Quick answers about living, buying and renting in Electronic City.

Is Electronic City a good place to live?

Electronic City is India’s original IT township with walk-to-work access to major campuses, Yellow Line metro since 2025, DPS within 2 km and Narayana Health City about 5 km. It is administered by ELCITA rather than BBMP and sits about 18 km south of MG Road.

What is the average property price in Electronic City?

Purchase prices are typically around ₹6,000–9,000 per sq.ft, with a typical 2 BHK ranging from ₹32L to ₹40L.

What is the rent for a 2 BHK in Electronic City?

A 2 BHK in Electronic City typically rents for ₹15,000 to ₹28,000 per month depending on building, floor and condition.

Who administers Electronic City — BBMP or ELCITA?

ELCITA, the Electronics City Industrial Township Authority, administers the township. It maintains roads, water supply, waste collection and street lighting inside the township boundary, rather than BBMP. That generally means better-maintained internal infrastructure, but it also means different civic processes and a different authority to deal with. Critically, the boundary matters: property just outside the ELCITA area falls under BBMP or a panchayat with quite different service provision. Establish which side of the line any specific property sits on before proceeding.

Is Electronic City suitable for families?

Delhi Public School is within 2 km, with VIBGYOR High about 3 km and Ebenezer and Sri Kumaran within 4 km, plus Sparsh Hospital about 3 km and Narayana Health City about 5 km.
